A Green Belt appraisal for a proposed development of 5 dwellings in the edges of a settlement.

The study sought to predict and review the nature of potential effects that the proposed development would have on the ‘openness’ of the Green Belt. The focus was on the appraisal of effect on 'visual openness' of the Green Belt. That is the appearance and perception of openness. A more generic commentary was given on 'spatial openness' issues, which are absolute and in principle are not open to interpretation or subjectivity.

The development would replace one existing dwelling and would occupy extended garden land to the rear.
It is between other properties and is very well contained. The effect on the appearance and perception of openness would be very limited.

Planning permission was refused in 2021 on generic Green Belt grounds. An appeal has been submitted and it will be interesting to see how Green Belt issues are weighed against the shortfall in housing delivery in the area.
